नियम एवं शर्तें (Terms & Conditions)

  1. Agent empanelment shall be for a period of one (01) year and may be considered for extension at the sole discretion of the Housing Commissioner.
  2. The Agent Fee shall be 1% of the base price (including GST) i.e. cost of the flat after applicable discount and in case of flat allottted through installments , cost of the flat without any discount.
  3. The fee shall be payable to the agents by UPAVP only after every successful registered Agreement with UPAVP (in case of hire-purchase payment term) or Registry (in case of cash down) of the unit by the allottee, for the registration done through the respective Agent Login ID provided by UPAVP.
  4. The Parishad shall continue the sale of its apartments, and potential buyers shall also be allowed to purchase directly without the involvement of Agents.
  5. The Unit Price shall remain the same as displayed on the FCFS page, and the FCFS rules and regulations along with any ongoing offers shall remain applicable to buyers booking the apartment through Agents.
  6. The empanelled Agents shall be responsible for addressing all sales-related queries of their potential leads and shall assist in the complete booking process.
  7. Once the application of an Agent’s client (potential buyer) for a selected offered apartment is processed through the Agent profile, booking from the UPAVP portal for that client shall be blocked for a maximum period of 20 days for that particular offered apartment only. Beyond this period, the client may directly approach the Parishad's FCFS portal for booking without the intervention of the Agent. However, the potential buyer may proceed for booking in other offered apartments where an Agent is not involved.
  8. The Agent’s presence at the UPAVP apartment site shall not hamper the Parishad’s ongoing day-to-day work or direct sale process.
  9. In case of expiry or cancellation of RERA Registration of any empanelled Agent at any time, the empanelment shall stand automatically cancelled.
  10. UPAVP shall have the authority to cancel any empanelment at any time, if deemed fit, in case of any fraudulent acts, repeated complaints, or violations of applicable rules and regulations. In this case, the existing pending applications on agent's profile shall be permitted to be processed through parishad's FCFS portal.
  11. UPAVP shall also have the authority to cancel any empanelment (after clearing the dues) at any time, if the rate of sale per offered apartment under its First Come First Serve Scheme remains constant in comparison to the last three months’ sale rate prior to the empanelment date.
  12. After selection and prior to empanelment, the selected Agent shall deposit a sum of Rs. 50,000/- (Rupees Fifty Thousand only) as Security Fee with the Parishad. The said Security Fee shall be refundable, without interest, upon expiry or termination of empanelment, subject to compliance with the applicable Terms & Conditions. However, if the Agent is found to be involved in any fraudulent activity, misrepresentation, or breach of the applicable Terms & Conditions, the Security Fee shall be liable to be forfeited by the Parishad.
  13. Notwithstanding anything contained in the above Terms & Conditions, the Housing Commissioner shall have the full and final authority to take any decision otherwise, as deemed appropriate in the interest of the Parishad.

  1. अनिवार्य अर्हता : भू -सम्पदा विनियामक प्राधिकरण (रेरा) अथवा किसी भी अन्य विकास प्राधिकरण में पंजीकृत एजेंट्स
  2. ) अधिमानी अर्हता :विकास अभिकरणों में एजेंट के रूप में सफलतापूर्वक कार्य का अनुभव (अभिलेखीय साक्ष्य अपेक्षित-वर्षवार विक्रय की गयी संपत्तियां , Filed ITR return)
